The process from contracts through to construction.
Stage 1
- Recommended but not compulsory $300 Site Investigation Report (Good for land purchasers) non-refundable fee
Which will provide the below information.
Property Information Report
- Overlays – Flood
- Fire
- Design
- Infrastructure – Water
- Electricity
- Basic siting of a standard plan of the clients choosing (whether it complies or not)
Stage 2
Preparatory Works Agreement – Part 1A
Standard Plan $5,500 or Custom Design $6,500 deposit. This amount is fully credited in the housing order against the build price.
Soil test, feature and levels survey, preparation of schematic design (first issue of sketch and one revision) and preliminary build cost estimate
Stage 3
Preparatory Works Agreement Variation – Planning Permit (IF APPLICABLE)
If a Planning Permit application is required, an upfront fee of $8,000 will be charged to the customer for the works to prepare drawings along with specific information required and to lodge the application with the local Council. Any non-standard plans or additional information requested by Council will be charged to the Owner by variation including Landscape plans, Arborist reports, Bushfire management plans, Roof plans, Turning circle information etc.
Stage 4
Preparatory Works Agreement – Part 1B
Standard Plan $9,000 or Custom Design $9,500. This amount is again fully credited in the housing order against the build price.
Preparation of working drawings sufficient for building permit application, preliminary structural design for confirmation of site costs, specification, application to local Council and service providers for property information and Housing Order with updated build cost
Stage 5
Subsequent Building Contract
If the Owner subsequently enters a Major Domestic Building Contract with Keogh Homes VIC Pty Ltd accredited Builder for the construction of a dwelling to be built in accordance with the plans, specifications and other documents produced under the Preparatory Works Agreement the amounts paid at Part A and Part B will be fully deducted from the Fixed Price Contract total. Once the contracts are signed and prior to the client paying their 5% deposit, Keogh Homes Vic will apply for and take out builder’s warrantee insurance.
Stage 6
Building Permit Application
Once all the contract requirements have been fulfilled by both parties, an application will be lodged with the relevant building surveyor and construction shall commence within 28 days of the permit being issued.
